The greenproperty Quality Seal
What is greenproperty?
greenproperty is a Swiss quality seal for sustainable real estate under the ESG approach (Environmental, Social, Governance) and the first comprehensive and holistic standard for sustainable real estate in Switzerland. greenproperty was initiated by Credit Suisse Asset Management Global Real Estate and developed together with an engineering and planning company in 2009. The focus is particularly on the areas of the environment, social affairs and corporate governance (ESG). Ecological, economic and social criteria are evaluated on the basis of five dimensions or aspects. After a revision, a new version of the certification system was published in June 2019. With the updated version of greenproperty, other sustainability labels and certifications such as Minergie®, SNBS, DGNB or LEED are taken into account in the certification process.
Who benefits from a greenproperty certification?
Owners as well as tenants, users and investors benefit from a greenproperty certification. For tenants and users, a comfortable and sustainable living and working space is created that promotes efficiency and increases well-being. For owners and investors a certification also means an increase in value and provides guidance for sustainable investment decisions, according to Credit Suisse. With the introduction of the greenproperty seal, new buildings in the Global Real Estate Portfolio of Credit Suisse Asset Management could for the first time also be assessed for their sustainability and classified accordingly. As one of the largest builders in Switzerland, Credit Suisse wants to set an example for sustainable new buildings. Properties that receive a greenproperty rating are not only sustainable, but also more forward-thinking than other construction projects, complying with the ESG standard. Certification is therefore also a good basis for future developments, new requirements and stricter regulations.
Who issues the greenproperty seal of approval?
Several parties are involved in the certification process for a greenproperty assessment. The review process itself is managed by the responsible construction project manager at Credit Suisse Asset Management. The greenproperty indicators are assessed by external real estate fiduciary, a sole contractor or a general contractor. The energy indicators are assessed by an external, independent energy inspection agency. The evalutation process is carried out and monitored by an independent certifier. This external and independent certification body checks the overall assessment and if the required documents are complete. This certification body ultimately also decides whether all criteria for greenproperty certification have been met and whether a provisional or definitive greenproperty seal of approval in gold, silver or bronze is awarded. Based on this report, Credit Suisse Asset Management issues the seal of approval and concludes the final certification process.
