What is SmartScore?
SmartScore is the first global certification for smart buildings that combines future-proof design, innovative technologies and an exceptional user experience. Developed by WiredScore, SmartScore is designed to help real estate owners and planners understand smart user requirements and implement appropriate technology foundations. SmartScore thus supports the creation of a first-class smart building infrastructure.
How does the SmartScore certification process work?
The SmartScore certification process in 4 steps:
- Request for information Starting signal: Request for initial building-related information and authorization to access the scorecard and all documents relevant to the assessment.
- Check by WiredScore WiredScore checks the information and documents provided and evaluates them against the certification criteria.
- Identify and implement potential for improvement Carry out an independent assessment and identify the building’s potential for improvement.
- Finalization and marketing communication through the SmartScore seal and a factsheet.
With SmartScore certification, the assessment is based on the scorecard. On the one hand, the functionality and, on the other, the fulfillment of the technical requirements are assessed:
Part 1: User functionality
In this area, the range and benefits of smart services and reporting available to owners, operators and users of a building are assessed. Credits are awarded on the basis of two factors: firstly, the scope of the functionality offered and secondly, the ability of tenants to extend the functions offered to their own spaces. To be awarded the various certification levels, requirements must be met in a certain number of categories. (Certified: Credits in min. 3 categories, Silver: Credits in min. 4 categories, Gold: Credits in min. 5 categories, Platinum: Credits in min. 6 categories). The following areas of application are assessed:
- Individual and collective productivity
- Health and well-being
- Community and services
- Sustainability
- Maintenance and optimization
- Sicherheit
Part 2: Technical requirements
In this area, the availability of certain core technologies in the building is assessed, which are a prerequisite for the provision of various functions and ensure that new functions can be implemented over time. For some criteria, partial credits are awarded in this area if a subset of the technological requirements are met. For each certification level, defined criteria must be fulfilled. The following application areas are considered in the assessment:
- Digital connectivity
- Building systems
- Integration network on the landlord side
- Governance
- Cyber Security
- Data exchange
The SmartScore certification level depends on the performance of the property in the above-mentioned criteria. You can find out more about the SmartScore criteria here. The cooperation between SmartScore and other certification systems such as BREEAM, LEED and WELL means that synergies between the individual systems can be utilized. This gives property developers and landlords the opportunity to create places that are sustainable and comfortable while offering users the best technical equipment and the highest level of data security – and to have their project certified twice at the same time.
